The property manager will conduct periodic inspections of the property to promote cleanliness and a welcoming environment in the shared spaces we all enjoy. Examples of violations are below. If you think you should report a violation, please send your complaint to DanielaBolinwood@gmail.com. There must be proof of what is being reported. It is recommended that whomever is reporting the violation be the person to provide proof and provide the unit number that may be violating the rules. You are welcome to drop a note with any of your comments, suggestions and ideas at the office in the box designated for that purpose. The C.S.I. box is checked weekly on Mondays.

 

Violations at Bolinwood might include:

  • Trash or personal items left outside unit doors, in the breezeways or in the common areas.

  • Dogs unleashed.​ Dogs must be on a leash at all times. (You can also call Orange County Animal Control: 919-942-7387). They cannot be allowed to roam free on the property.

  • Dogs tied up: Unattended dogs are not allowed to be tied up on the Bolinwood property.(You can also call Orange County Animal Control: 919-942-7387).

  • There shall be no obstruction of the common areas and facilities. Nothing shall be altered or constructed in or removed from the general or limited common areas and facilities, except upon the prior written consent of the Board of Directors. 

The Fire Code states that all grills should only be used 30 feet away from buildings.

Loud Noise/Music/Construction. 

 

Refer to Chapel Hill laws."Don’t operate your vehicle sound system or boom box so that it can be heard more than 30 feet away." Make sure your music is not played at loud level so loud that it goes through your walls for your neighbor to hear it.   

If your neighbor is causing a disturbing level of noise you may wish to report it to the police.

 

Noise due to construction is allowed until 9pm. Refer to Chapel Hill laws. 

Notice of Hearing

In order to issue a payable fine to the owner, the Bolinwood HOA Board and the owner must have a hearing date set to give the owner an opportunity to prove that there unit was not responsible for the violation. If the Board determines that the unit is responsible, or if the owner does not show up, then a legal fine can be imposed.
