Q. What are Bolinwood's pool operating hours?
Bolinwood residents can swim daily from 7:00am until 8:00pm. Bolinwood's pool permit comes from the Orange County Health Department which states that night swimming is not allowed.
Q. How can I find out about rentals in Bolinwood?
The Bolinwood HOA does not manage rentals. Each unit in Bolinwood is individually owned. There are many different companies and owners that manage rentals in Bolinwood. A Google search is probably the best way to look for available rentals.
Q. Is Bolinwood an apartment complex?
A. No. Bolinwood units are owned by individuals. The Homeowner Association has no connection to the process of rental management. Each owner makes a decision whether to rent out their unit and whether or not to hire a third party management company to run their business on their behalf.
Q. Why is the office closed?
A. In the past the HOA and rentals were managed by Real Estate Associates. At the time REA used the HOA's clubhouse and converted it into an office space. As of early 2022, REA no longer manages the HOA and no longer has staff onsite. However, REA does still manage remotely some individual rentals within Bolinwood.
Q. Who is responsible for maintenance inside my unit?
A. The owner/manager of your unit is responsible for all maintenance inside of the unit. We strongly encourage you to hold your owner/manager accountable to maintain decent living standards. For example if your AC, oven or refrigerator is not working, your owner/management company is obligated to repair or replace it.
Q. Who is responsible for common space maintenance?
A. The HOA is responsible for common space. Examples of common space are the outside lawns and grounds, the pool, the trash and recycling area, the outside lights, the laundromat.
Q. Does the HOA cover water for my unit?
A. Yes.
Q. If my tub/HVAC/hot-water-heater leaks to the unit blow who is responsible for damages to the unit below?
A. In most cases the owner of the unit where the leak came from is responsible for the damages. In some cases a common-line pipe will break/burst and this would be the responsibility of the HOA.
